Page 6 - Chimney area
Broken or missing shingles will be replaced.
Rotted trim boards will be cut back above rotted area and replaced.

Repair woodpecker holes in shingles.
Replace missing shingle above eve.
Corner board will have woodpecker hole repaired.
Above gutter will repair wood where animals can get it.
Page 8 -
Missing clapboards under window will replace them.
Repair top of gutter drain where animals can get in.

Remove dirt from around post area and eliminate wood contact with ground. If necessary will pour a small footing.

Adjust downspout by pushing all the way up to gutter and installing a screw.
Page 12 -
Repair a piece of rotted wood and replace with composite pvc around door frame.
Page 13 -
Cut back rotted wood and replace with composite pvc around door frame.
Page 17 -
Steel columns in basement will be primed with 2 coats of rust inhibitive primer to stop rust and decay.
Metal bulkhead where rusting will be scraped and have a rust inhibitive primer applied and painted complete to a uniform finish.
Page 31 -
Misaligned cabinet door will be re-aligned.
Primary bathroom will regrout/caulk around shower area.
When replacing shingles will use white cedar shingles to match existing product on home.
When replacing any trim boards will use a composite pvc so you won't have any rot issues again in these spots.
Labor and Materials: $3,500
Without seeing home in person this seems like a reasonable number you should carry.
Further more, one of the options on Page 36 mentions floor should be sanded and refinished. If this is something you want a quote on , will need to get in to see actual floors in home to give an accurate price.
