Interior Painting -

Option 1 - Complete home with the exception of kitchen cabinets which will be listed in option 2

Any rooms with wallpaper will have that removed.

All older wood trim will be lightly sanded to ensure good paint adhesion.

Wood trim will be primed with 2 coats of Kilz Primer/Sealer.

Will caulk open joints, gaps and seams around trim particularly between any open bead boards.

Will apply 2 topcoats with either satin or semi-gloss finish.

Ceilings will be primed and painted flat white.

All walls will fill minor holes and imperfections.

Where wallpaper was will apply wallpaper primer and all walls will be painted 2 coats in your choice of color this will include closets.

Labor and Materials: $17,500

Option 2 - Cabinets

Will remove cabinet doors and drawer fronts.

Cabinets will be washed to remove dirt and residue.

Will apply Kilz Primer/Sealer.

Topcoat with 2 coats in your choice of color using cabinet grade paint.

Upon completion will re-install doors and drawer fronts and adjust as needed.

**Note cabinets will be painted using a fine foam roller technique and will not be sprayed.

Labor and Materials: $3,900

Option 3 - Exterior of home

Will use random orbital sanders to sand complete house. To remove as much loose flaking paint as possible.

All open joints, gaps and seams will be caulked.

Shingles will be sprayed and back rolled 2 coats in your choice of color in Sherwin Williams Flat Duration paint.

Older #2 style shingles will have some knot holes/cracks that will be visible even after painting is completed.

All trim on home will be painted 2 coats with Sherwin Williams Satin Duration paint. This will include all trim, soffits, etc.

Labor and Materials: $8,500

Option 4 - Shingles in extremely poor condition

We will remove and replace, maximum would be 1 bundle of new shingles. Which is about 1/3 of a square.

Labor and Materials: $950

Total for all 4 options: $30,850

WE PROPOSE: hereby to furnish materials and labor-complete accordance with the above specifications, for the sum of: $

All material is guaranteed to be as specified. All work to be completed in a substantial workmanlike manner according to specifications submitted, per standard practices. Any alteration or deviation from above specifications involving extra costs will be executed only upon written orders, and will become an extra charge over and above the estimate. Our workers are fully covered by Workers Compensation insurance.

Acceptance Of Proposal The above prices, specifications and conditions are satisfactory and hereby accepted. You are authorized to do the work as specified. Payment will be made as outlined above.

Note: This proposal may be withdrawn by us if not accepted within 30 days.
