Interior painting of home

Baseboards, door casings, and other moldings in home will have loose caulking cut out, then re-caulked using Sherwin Williams SherMax caulking.

After woodwork is caulked, we will paint areas that were caulked.

We will need to touch up walls where caulking has bonded to it. Some walls may need to be painted complete.

Nail pops on trim will be counter sunk, puttied, and touched up with trim paint.

Walls in living room will be painted complete. Because there is so much caulking around the top, we feel this is the only way it will not be noticeable.

Doors in home will be removed and brought to either your garage our our shop to be thoroughly sanded and sprayed for a more uniform finish.

Handrails that seem to have roller texture on them will be sanded down as best as possible and we will apply 2 coats of paint by brush for a much better finish.

First floor bedroom ceiling will be sealed out from water stains and painted complete.

We will attempt to use your paints for minor touchups, however if it does not blend in certain areas, we may need to paint complete walls.

In two bathrooms we will repair holes where toilet paper holders were installed and paint complete wall so it is not noticeable.

In the blue half bathroom, we recommend changing the sheen of the paint. We will fix nail pops and repaint the bathroom in the same color but a much lower sheen. We recommend either matte finish or eggshell.

The estimate for this project is $10,000 - $12,000 which could possibly go as high as an additional $2,000 if we need to do complete walls. We won't know until we get started and see how the paint blends.

While painting we will cover floors with drop cloths and furnishings with lightweight sheet plastic to prevent paint spatter.

All material is guaranteed to be as specified. All work to be completed in a substantial workmanlike manner according to specifications submitted, per standard practices. Any alteration or deviation from above specifications involving extra costs will be executed only upon written orders, and will become an extra charge over and above the estimate. Our workers are fully covered by Workers Compensation insurance.

Acceptance Of Proposal The above prices, specifications and conditions are satisfactory and hereby accepted. You are authorized to do the work as specified. Payment will be made as outlined above.

Note: This proposal may be withdrawn by us if not accepted within 30 days.
