Option 1- Interior painting of stairway walls, 2nd floor hallway, 4 bedrooms, and 2 bathrooms
In all above listed areas we will fill minor holes and imperfections in walls.
We noticed in one room there is a stress crack which will be repaired.
Walls will be painted 2 coats of Benjamin Moore Simply White in either an eggshell or a matte finish.
We will remove wall outlet plate covers while painting and reinstall them upon completion.
In 2nd floor hallway bathroom we will paint the ceiling and in master bedroom ceiling we noticed water stains which we will seal out with 2 coats of sealer before painting that ceiling.
In all rooms we will touchup trim and door casings. We will not be painting complete, just touching up with Benjamin Moore semigloss white paint. This may not blend in because we do not know the exact color that was used and it has been several years since its been painted. We can not be responsible if the touching up of the trim does not blend in.
We will touch up window casings, door casings, doors, and baseboards but we will not be painting them complete.
We will also touch up woodwork around front door/ foyer area. Again, just a touchup, we will not be painting it complete.
Labor and Materials: $4900
Option 2- Rather than touching up all that trim if you would like it all painted, it would be painting the foyer, the stairway, 4 upstairs bedrooms, and the 2 bathrooms. If you would like all the trim painted in these rooms it would be an additional $1250 making the total $6,150.
