Option 1- Interior painting of 3 areas that have custom wall built-in - one wall in coat room area, half bathroom, and area around table in kitchen area.
These areas will be thoroughly sanded using a dustless Festool system.
Open joints, gaps, and seams will be caulked.
We will apply 1 coat of Benjamin Moore's latex Regal Select premium paint.
Exterior
Exterior of home will be soft washed using a mild bleach, TSP, and Dawn dish detergent mixture to remove dirt and mildew.
We will not be washing on the rear upper porch area as we realize there is a finished ceiling underneath.
All Azek around porches which will include risers, skirt boards, and columns around decking- we will putty all nail holes, caulk all open joints, gaps and seams, and apply 1 complete coat of Sherwin Williams satin Duration premium white paint.
Bare wood under rear steps and small porch area- pressure treated wood will be primed and painted.
All pavers in front and back of house will be sealed. Prior to sealing we will make you samples for your approval on a product/ gloss that you like.
Labor and Materials: $5,000
Additional option- All remaining Azek on house not listed in option 1. This will include all peaks, high rake boards, top trim boards above porches behind gutters, etc. with the exception of the porch area which is listed in the option above.
We will fill nail holes, caulk open joints, gaps and seams, and apply 1 complete coat of Sherwin Williams Satin Duration premium paint.
Labor and Materials: $3,800
Total Labor and Materials: $8,800
While painting we will take precautions to cover roofs, walkways, landscaping, etc. to prevent paint spatter
