Wallpaper
Areas where wallpaper is to be removed will include laundry room, kitchen, dining area, and master bathroom.
Wallpaper will be removed by using DIF wallpaper remover stripper.
Wallpaper paste/ residue will be thoroughly washed off.
Walls will be painted 2 coats your choice of color.
Ceilings
All ceilings on first and second floor will be painted 1 complete coat of flat white.
Prior to painting, we will repair any stress cracks as well as remove all speakers, patch holes, and match to existing texture.
Repaired areas will be spot primed.
Please note this does not include painting ceilings in basement.
Trim
Trim on both first and second floor of house will be sanded to ensure good paint adhesion, and painted with Sherwin Williams Emerald urethane reinforced semi gloss paint for maximum bonding to the current product.
Prior to painting we will caulk all open joints, gaps, and seams in woodwork.
Please note this does not include painting trim in basement or baluster trim on stairway.
Walls
Walls in home will be repaired as needed and painted 2 coats your choice of color and sheen.
This will include both first floor, second floor, and basement walls.
We will remove 2 chandeliers and 2 wall sconces from stairway.
Any blinds/ drapes you would like removed will be included in this quote- you will just need to let us know which ones are to be removed and which ones are staying in place.
Grab bars that are on bottom half of bathroom walls will be removed, patched, and painted.
Carpeting in home we realize will be getting replaced, so prior to the carpet installation we will cut approximately 2 inches around the perimeter of all carpeting so we can paint the baseboards and door casings all the way to the floor.
One door in the basement has a coat rack which we will remove and paint one side of door for a uniform appearance.
All switch plate covers will be removed while painting. Ones that have wallpaper on them will have wallpaper removed. Upon completion we will reinstall them.
Any phone outlets will have the covers taken off, patch the hole in, and paint for a flawless finish.
Cabinetry
To include kitchen cabinets, section of cabinets next to the kitchen/ entry, 2 built-ins in living room, second floor bathroom vanity, and second floor bookcase.
These will all be painted your choice of color and sheen, we recommend Sherwin Williams Emerald paint for maximum bonding power- it is available in both satin and semi gloss finishes.
Cabinets will be thoroughly washed.
All doors and drawer fronts will be removed and brought to our shop. Pieces that can't be removed such as frames, end panels etc. will be left in place.
All cabinet parts will be sanded to ensure good paint adhesion, primed with BIN primer sealer and top painted 2 coats in your choice of color.
Doors and drawer fronts will be sprayed. Parts that cannot be removed will be brushed and rolled with a fine foam roller that mimics a spray finish.
Once everything is dry we will reinstall upon completion.
2 Exterior decks on home
Decks will be washed, lightly sanded, and re-stained in a light gray wash color. Because new boards have/ will be applied, we recommend a solid stain so they will not stand out. If you put a gray wash over brand new wood, the new replaced wood will still be somewhat noticeable.
Labor and Materials: $28,500 - $250 military discount = $28,250
This is a complete home paint project with the exception of the following items- we will not be painting any closets in the home, stairway balusters, ceilings or trim in the basement. The wallpaper to be removed is limited to the areas listed.
While painting we will take precautions to cover all hardwood floors to keep then clean and free of paint.
