Option 1 - Remove texture from ceilings in 4 rooms.
Will scrape off as much texture as possible.
Use orbital sander with a dustless vac system to help remove. Even with using this system we will need to apply a light skim coat to level it out.
Once skim coated and dries we will then lightly sand.
Labor and Materials: $2,000
Option 2 -
Ceilings in house will be painted flat white.
All walls will be painted 2 coats in your choice of color.
Prior to painting will fill minor holes and imperfections.
Labor and Materials: $4,000
Option 3 - All trim in house
Trim in house is currently stained.
Will need to be sanded.
Primed with Kilz Oil based primer/sealer.
Open joints, gaps and seams will be caulked.
Will apply 2 topcoats of paint in semi-gloss finish in your choice of color.
Labor and Materials: $5,000
***Please note this estimate does not include painting of any closets in home or 2nd floor bathroom being renovated at a later date.
**Note: Upon completion we will leave any extra paints for future touchups.
When painting we will take precautions to cover furnishings, counters, floors, etc. to prevent paint spatter.
A copy of our Workman’s Compensation and Liability Insurance is available upon request.

All material is guaranteed to be as specified. All work to be completed in a substantial workmanlike manner according to specifications submitted, per standard practices. Any alteration or deviation from above specifications involving extra costs will be executed only upon written orders, and will become an extra charge over and above the estimate. Our workers are fully covered by Workers Compensation insurance.
Acceptance Of Proposal The above prices, specifications and conditions are satisfactory and hereby accepted. You are authorized to do the work as specified. Payment will be made as outlined above.
