That is not the paint failing, it is the wood bleeding, and it is prevented by using a primer that blocks tannin rather than a general-purpose one. Painting new or freshly exposed cedar with an ordinary primer is the most common cause of streaking we are called to fix.
Pine is what most modern trim and a great deal of repair work is made from. It is stable enough and takes paint well, but it has almost no natural rot resistance, so every cut end and every joint has to be sealed or it takes on water. Pine trim on an exposed elevation with unsealed ends will fail years before cedar in the same position.
Spruce and fir turn up in framing and in cheaper trim, and they are the least forgiving. They move more with moisture, they raise grain, and they hold a coating less well, particularly on flat-sawn boards where the grain pattern makes the surface expand unevenly. A wall that looks like it is failing in stripes frequently has flat-sawn softwood underneath.
Modern engineered and composite products behave differently again. They are stable and they take a coating well while intact, and they fail fast once water reaches the core through an unsealed cut end.
Why this matters on an Acushnet house is simple: a wall assembled over three decades from three different woods will fail in patches, and the patches follow the material rather than the exposure. We look for that during the estimate, because the fix is different for each and coating them all identically guarantees the same result again.
Exterior House Painting
Exterior work is roughly seventy percent preparation. We wash the envelope to remove chalking and mildew, scrape and sand every failing edge back to sound material, and prime bare wood before any finish coat goes on.

Interior Wall & Ceiling Painting

We are direct about where to spend. If your budget covers three rooms properly or five rooms badly, three rooms properly is the right answer and we will say so. A room that gets full preparation lasts twice as long as one that gets a fast coat, which makes the cheaper option the more expensive one over time.
Houses extended in stages frequently have several wall substrates in one room: original plaster, panelling from one decade, drywall from another. Each takes a different primer, and treating them as one wall is exactly why those rooms show a patchy sheen in raking light.

Vinyl and aluminium siding, roof shingles, and older wood clapboard all need low pressure with a solution that kills mildew at the root rather than blasting the surface layer off. High pressure on siding forces water behind the panels.

Should we use oil or latex?

For almost all exterior work on this housing, a quality acrylic system over the correct primer, and we would rather explain that than argue about it.

Modern acrylics stay flexible far longer than oil does, which matters on wood that moves. Oil still has a place in some primers, particularly for blocking tannin and sealing chalky old surfaces, which is why the primer and the topcoat are separate decisions rather than one.
