We start with a walkthrough of every surface you want cleaned. Marc or a foreman inspects the material type, current condition, stain severity, and any areas that need special attention — like expansion joints in concrete, loose mortar in brick, or nearby plants that need protection. You'll receive a detailed written estimate within 24 hours, including the recommended approach for each surface.

Before we turn on a single machine, we protect everything that shouldn't get wet or exposed to cleaning solutions. That means covering nearby plants and flower beds with tarps, closing windows, moving outdoor furniture, and taping off electrical outlets or fixtures. We also pre-wet surrounding landscaping so plants absorb clean water before any detergent runoff reaches them.

We apply a biodegradable cleaning solution to the target surfaces and let it dwell for 10–15 minutes. This breaks the bond between stains, algae, mildew, and the surface material, so the power washer can remove buildup more effectively and at lower pressure. For oil stains on driveways, we use a degreasing agent. For biological growth, we use a mildewcide formula that kills spores at the root — not just the surface layer.

Our crew uses commercial-grade pressure washing equipment with adjustable PSI and interchangeable nozzle tips. We match the pressure to the surface: 2,500–3,000 PSI for concrete and brick, 1,200–1,800 PSI for pavers and stone, and under 1,000 PSI for wood and delicate materials. We work in overlapping, even passes to ensure uniform cleaning without streaks or lap marks. Stubborn stains get additional attention with turbo nozzles or surface cleaners.

After the primary wash, we do a thorough clean-water rinse to flush away all detergent residue and loosened debris. We direct runoff away from landscaping, gardens, and storm drains whenever possible. Adjacent surfaces like garage doors, trim, and steps get a courtesy rinse so there's no splashback residue left behind.

We walk the property with you (or document with photos if you're not home) to review every surface we cleaned. If any area needs additional attention, we address it on the spot.
