We do not pressure wash antique clapboard. High pressure raises the grain, drives water behind the boards, and can strip the surface off two-hundred-year-old wood in a single pass. On pre-1978 houses we follow lead-safe work practices: containment, controlled removal, HEPA cleanup, and no open sanding or torching of lead-bearing surfaces. On a property where children or neighbours are close by, this is not a formality.
Sash work is the part most often skipped. Glazing putty fails long before the paint does, and a sash repainted without addressing the putty leaks regardless of how good the topcoat is. We reglaze where it is needed, prime the bare wood and the putty bed properly, and paint the small overlap onto the glass that actually seals the joint.
Where original material can be saved, we save it. Where it genuinely cannot, we match the profile rather than substituting a modern stock trim that reads wrong from the street. On an antique, that difference is visible to everybody who passes.
Cabinet Refinishing
Refinishing kitchen cabinets costs a fraction of replacement and takes days rather than weeks. In a Hingham house where the kitchen cabinetry is genuinely good joinery, refinishing is frequently the better answer on quality grounds as well as cost.

Refinishing a deck every three to five years keeps it structurally sound rather than merely presentable. Left alone, boards absorb water, cup, split, and eventually need replacing.
We wash the surface, wait for it to reach the right moisture content, sand where the grain has raised, and replace any board past saving before staining. Staining a deck that is still damp underneath is the most common reason a finish fails in its first year, and it is entirely avoidable with patience.
Harbor-facing decks at Crow Point and Fort Hill take a mix of salt air and sun. Hingham Harbor is far more sheltered than open water, so the exposure is milder than an ocean-front property, but salt still reaches fasteners and hardware and still shortens the interval.
Semi-transparent stains wear gradually rather than peeling, which matters on a surface you will refresh every few years. Choosing a finish that is straightforward to maintain beats choosing one that looks best on day one and then fails all at once.

In practice it means plastic containment and ground cover on the exterior, contained work areas inside, HEPA vacuuming rather than sweeping, and proper waste handling. It adds time to the job, and on a house with young children or close neighbours it is not something to negotiate away.

Will you pressure wash my antique house?

No. High pressure on antique clapboard raises the grain, forces water behind the boards, and can take the surface off two-hundred-year-old wood in a single pass.

Antique exteriors get soft washing: low pressure with a cleaning solution that lifts growth and dirt without attacking the substrate. It actually cleans better, because it removes the mildew at the root instead of removing the top layer of the wood the mildew is growing on. If a contractor arrives at your antique with a pressure washer, that tells you how the rest of the job will go.

My old windows are leaking air but the paint looks fine. Why?

Almost certainly the glazing putty. Putty fails long before the surrounding paint does, and once it cracks and drops out the sash leaks air and water regardless of how good the topcoat looks.

The fix is reglazing: removing the failed putty, priming the bare rabbet, bedding new putty, and painting a small deliberate overlap onto the glass that seals the joint. Repainting a sash without addressing the putty is cosmetic only, and it is the most commonly skipped step on antique exteriors.

Do you replace rotted trim or repair it?

We repair wherever the material can genuinely be saved, using epoxy consolidation on sound-but-deteriorated wood. On an antique, original material is worth keeping.

Where a section is beyond repair, we match the profile rather than substituting stock trim. Yes, and it deserves the same restraint as an antique house. Storefront cornices, brackets, and sign bands are usually original and usually the first casualties of aggressive preparation.

Historic masonry also needs care with coating selection. Older brick and mortar are softer and more permeable than modern equivalents, and sealing them with the wrong product traps moisture in the wall. Breathability matters more than film strength there, and we will tell you that even when the more expensive product is the one we could sell you.
