Paint film is not infinitely stackable, and understanding why is what makes this decision make sense rather than feel like an upsell.
Every coat adds thickness. Wood underneath moves constantly with temperature and moisture, and a coating has to move with it. A thin, flexible film manages that easily. As the total film gets thicker, and as older layers underneath continue to harden and become brittle with age, the stack loses the ability to flex. Eventually the wood moves and the paint cannot, so it cracks.
That is what alligatoring is: the deep interlocking cracks that look like reptile skin. It is not a product failure and it is not neglect. It is a film that has simply run out of flexibility, and it is the normal end state of a surface that has been recoated for a hundred years.
Once a surface is there, every additional coat makes it worse rather than better. More film, more brittleness, faster failure. A recoat over alligatored paint will look excellent for a season and be visibly cracking again within two or three, which is why some Attleboro houses seem to need painting constantly.
The honest answer at that point is removal, at least on the affected elevations. It costs more once. It costs dramatically less than repainting every three years forever, and it resets the surface so that the next hundred years start from a sound base.
We do not recommend it everywhere and we do not recommend it lightly. Frequently only one or two elevations have reached that point, usually the south and west ones that have taken the most heat cycling, and the rest can be prepared and recoated normally. Telling you which is which is the useful part.
Paint Removal Methods & Lead Safety
How paint comes off matters as much as whether it does, and on a pre-1978 building it matters legally as well as practically.
Chemical stripping uses a paste or gel that softens the film so it can be scraped off. It is slow, it is thorough, and it works into detail and profiles that mechanical methods cannot reach. It is efficient on flat runs of clapboard and trim, it generates far less dust than sanding, and critically it operates below the temperature at which lead vaporises, which makes it appropriate on old paint where other heat methods are not.
What must never be used on lead-bearing paint is an open flame or a high-temperature heat gun. Above a certain temperature lead vaporises, and the fumes are far more dangerous than the dust. Torching old paint off a house is both illegal in this context and genuinely hazardous, and if a contractor proposes it, that tells you everything about the rest of the job.
Uncontrolled power sanding of lead-bearing paint is the other thing that must not happen. It puts lead dust across the property, into the soil, and onto the neighbours. Where sanding is needed on pre-1978 surfaces it is done with HEPA-attached equipment under containment.
All of this runs under lead-safe work practice: containment, ground cover, controlled removal, HEPA cleanup, and proper waste handling. It adds time and it is not negotiable on a house with children or close neighbours.
Exterior House Painting
Exterior work is roughly seventy percent preparation. We wash the envelope to remove chalking and mildew, scrape and sand every failing edge back to sound material, and prime bare wood before any finish coat goes on.
On older Attleboro stock the preparation is where the entire cost and the entire outcome sit. A house that has been recoated for a century needs an honest assessment of the film condition elevation by elevation, and a quote that does not distinguish between them is guessing.
Where the film is sound, ordinary preparation and a good system will give you eight to ten years. Where it has reached the end of its flexibility, nothing applied over the top will.

It is also the wrong tool technically. High pressure on siding forces water behind the panels and boards, and on a surface with a thick brittle film it accelerates exactly the cracking you are trying to avoid.
If your exterior is a few years from needing paint, an annual wash is what to spend money on in the meantime, and we will tell you honestly when that is the case.
Carpentry & Wood Repair
Paint does not fix rot. When we find soft trim, failing sills, or damaged clapboard during prep, we repair or replace it before painting rather than coating over the problem.
