Residential

Dennis's 7,302 housing units span both coasts of the Cape, 78.9% owner-occupied, with a median age of 59.5. The properties here carry more outdoor structure than most, and much of it is overlooked.

What’s Included

Outdoor Showers & Accessory Structures
The outdoor shower is the most-used and least-maintained structure on a Cape property, and it is worth explaining properly because the failure is so predictable.
Consider what it actually does. It is a small enclosed wooden structure that gets thoroughly soaked several times a day, every day, for an entire season, and then sits wet. It is usually built close to grade with poor air movement inside the enclosure, which means it dries slowly between uses and barely at all in humid weather. And it is very often built from the same pine or cedar as a fence, with no more thought given to it.
It fails from the bottom. The base of every post and every board within a foot of the ground is where the water sits longest, and that is where rot starts. By the time the boards look bad at eye level the post bases have usually gone, which is why an outdoor shower that seems to need a coat of stain frequently needs a carpenter instead.
The floor and the drainage are the second half. A shower over a slab or a stone bed that has silted up holds standing water, and a wooden duckboard sitting in it will not survive. We look at where the water actually goes before we look at the finish, because coating a structure standing in its own runoff is money wasted.
The right treatment is a penetrating finish rather than a film. A film-forming stain or paint on a surface that is soaked daily traps water behind it and peels, whereas a penetrating oil or stain lets the wood take up and release water and simply needs refreshing more often. On a shower enclosure, plan on annual attention rather than every three years.
The same logic runs across the other structures Cape properties carry: gates, screened porches, beach-gear closets, and the outdoor bench or step everybody wets down. They are small, they are used constantly, they rot at the base, and none of them appear on a typical exterior quote. We include them, because on a lot of Dennis properties they are the most urgent thing we find.
Exterior House Painting
Exterior work is roughly seventy percent preparation, and on this coast it is more. We wash the envelope thoroughly to remove salt as well as chalking and mildew, then scrape and sand every failing edge back to sound material and prime bare wood with a bonding primer.
The two coasts want different emphasis. On the bay side at East Dennis and North Dennis, fog and persistent morning damp make mildew the dominant problem, so a mildewcide-containing wash and a mildew-resistant finish matter more than a topcoat upgrade would. On the sound side at Dennis Port and West Dennis, driven salt is the bigger factor and salt removal comes first.
Fasteners fail early in either condition. Nail heads and any exposed steel rust and bleed through a finish coat within months, so we set and spot-prime them properly.
Cedar shingle is the dominant material here and must never be pressure washed. High pressure raises and shreds the soft grain, blows out the thin butt ends, and drives water behind the courses.
We caulk the joints that actually move with an elastomeric sealant that stays flexible through freeze-thaw.
Deck & Railing Staining
Coastal decks take salt, sun, and wind-driven rain, and near either shore the usual three to five year interval runs short.
We wash the surface, wait for it to reach the right moisture content, sand where the grain has raised, and replace any board past saving before staining. On the bay side, morning fog lengthens the drying window well past what a product label assumes.
The hardware is where a coastal deck actually fails. Salt attacks fasteners, joist hangers, and ledger bolts long before it destroys the decking, and a deck that looks perfectly sound can be compromised at the connections.
Semi-transparent stains wear gradually rather than peeling, which matters on a surface you will refresh every few years and may well refresh yourself.
Interior Wall & Ceiling Painting
Every job starts with the parts nobody photographs. We wash surfaces to remove cooking film and hand oils that stop paint bonding, scrape and sand failing areas, spot-prime every patch and every stain, and caulk where walls meet trim.
Coastal interiors carry salt. Windows stay open through the summer and salt settles on interior sills, casings, and the walls beneath them, and those surfaces need washing rather than dusting before priming.
With a median age of 59.5 and households averaging 2.58 people, most Dennis interiors we paint belong to settled owners or seasonal households, and we specify accordingly rather than running one product everywhere.
Converted cottages frequently have several wall substrates in one room: original beadboard, panelling from one decade, drywall from another. Each takes a different primer, and treating them as one wall is why those rooms show a patchy sheen in raking light.

In a coastal house the humidity runs higher year round. Doors swell and stick seasonally, and a finish applied without allowance for that binds in August. Winter is a good time for this work because the wood is at its most stable.
We are candid about what will not work. Thermofoil and some laminate faces do not hold a coating reliably.
Power Washing & Soft Washing
On this coast washing is the most important maintenance task there is, and unlike coating it does not need a weather window.
Cedar shingle, older wood, vinyl, and roof shingles all need soft washing: low pressure with a solution that lifts salt and kills mildew at the root rather than blasting the surface layer off.
On the bay side a mildewcide in the wash does something a plain rinse does not, because fog and damp make growth the dominant problem there. On the sound side salt removal is the priority.
An annual soft wash is the minimum here, with the exposed elevations rinsed again partway through the season. Accessory structures like showers and gates benefit from being washed more often than the house.
Carpentry & Wood Repair
Paint does not fix rot, and on a coastal property rot arrives sooner. When we find soft trim, failing sills, damaged shingle, or a rotted post base during prep, we repair or replace it before finishing rather than coating over the problem.
Our crews carry carpentry capability, so a rotted sill found on Tuesday does not become a second contractor and a second mobilisation. On a short Cape shoulder season that matters more than at any other time.
On shingled walls the repair is its own skill. Replacing individual shingles and weaving them in with the correct exposure and offset, rather than patching a rectangle, is the difference between a repair you cannot find and one you see from the road forever.
The failure map runs from the ground up on accessory structures and from the water side inward on the house: post bases, skirting, water-side sills, corner board bottoms, and deck ledgers.
Seasonal Property Programs
Properties closed part of the year have a specific set of problems: damage goes undiscovered, small failures become large ones, and the maintenance window compresses.
Closing is the moment nobody thinks about the outdoor shower, and it is the most useful moment to deal with it. A structure left wet through the winter deteriorates far faster than one washed, dried, and refreshed at the end of the season.
