The failure mode is not dramatic, which is why it is so common. Every coat applied without taking anything back adds thickness into the recesses. A moulding that was cut with a crisp quirk and a deep cove fills in a fraction at a time, until after enough decades the profile has softened into something round and vague. The bracket is still there; it just no longer throws the shadow it was designed to throw. From the street the house reads flat.
Preparation on ornament is therefore about removal as much as application. Bringing the detail back means working paint out of the recesses, the undercuts, and the reveals, with hand tools and profile scrapers rather than a sander that only reaches the flats. It is slow and there is no way around it.
Application matters just as much. Spraying alone on ornament is the fastest way to fill it in: the material builds where the gun dwells and bridges across the fine detail rather than following it. Detail work needs to be back-brushed, worked into the profile, and kept thin. Where a sprayer is used at all on this kind of trim it is to deliver material, and a brush is what makes it stay where it belongs.
The undersides are where the honest work shows. The bottom face of a bracket, the inside of a turned baluster, the back of a spindle, and the underside of a cornice return are all invisible from the ground and all exposed to weather rising off the surface below. They are skipped constantly, and they are where ornament actually rots.
Where ornament has deteriorated beyond coating, it can usually be repaired rather than removed. Turned and sawn elements can be consolidated with epoxy, and genuinely lost pieces can be replicated from an intact one on the same building. Taking ornament off because it is easier than fixing it is a permanent decision made for a temporary reason, and we will always price the repair.
Exterior House Painting
Exterior work is roughly seventy percent preparation, and on a house with ornament it is more than that.
We wash the envelope to remove chalking and mildew, scrape and sand every failing edge back to sound material, and prime bare wood before any finish coat goes on. On decorative trim the washing is done gently, because the same water pressure that cleans a flat clapboard will damage a fine sawn edge.
Where the trim is pre-1978, and most of it here is, we work to lead-safe practice: containment, controlled removal, HEPA cleanup, and no open sanding or high heat on lead-bearing surfaces. On a densely built street where the next house is close by, that containment protects your neighbours as much as your own property.
We caulk the joints that actually move with an elastomeric sealant that stays flexible through freeze-thaw. On ornament we are sparing with caulk, because filling the shadow lines between elements is another way to lose the detail.
Where a budget will not stretch to the whole house, we phase by condition and usually start with the elements that are both exposed and worth saving.
Porch & Column Restoration
On this housing stock the front porch carries most of the decorative work and takes most of the weather, which is an unfortunate combination.
The failure order is consistent. Porch decking goes first where water sits, then the column bases where the deck meets the post, then the rail and its spindles, then the brackets above. By the time paint is peeling on a column, the base underneath it is frequently already soft.
We open up and assess rather than coating over. A turned column can look sound from four feet away and be carrying very little at the bottom, and on a structure people lean against that is a safety question rather than a cosmetic one.
When elements are rebuilt, every face of every new piece is primed including the ends and the side that will never be seen again. Unprimed end grain is the single most common reason a rebuilt porch fails early, and on turned and sawn work the end grain is everywhere.
Interior Trim, Doors & Windows
Interior trim in this housing has the same accumulation problem the exterior ornament does, and it shows the same way: a panelled door or a moulded casing loses its profile under enough coats until the detail reads as a soft lump.
Taking that back so the profile reads again is genuinely worthwhile on good original joinery, and on pre-1978 work it is done under lead-safe containment. Whether it is worth doing in a particular room is a conversation rather than a default.
We break the paint line properly on every sash so windows open afterwards, fill nail holes, caulk the seam where casing meets wall, sand between coats, and cut clean lines at every junction.
Older sashes are frequently painted shut after decades of coats. Freeing them carefully rather than forcing them is part of the work, because a broken sash cord or a cracked rail is a much bigger job than the paint was.
Interior Wall & Ceiling Painting
Every job starts with the parts nobody photographs. We wash surfaces to remove hand oils and cooking film that stop paint bonding, scrape and sand failing areas, spot-prime every patch and every stain, and caulk where walls meet trim.

On a house with decorative woodwork, the important thing about this service is restraint. High pressure on sawn and turned ornament tears the fine edges, splits thin sections, and drives water into joints and end grain that will never dry properly.
Soft washing means low pressure with a cleaning solution that kills mildew at the root rather than blasting the surface layer off. It cleans more thoroughly and it does not destroy what you are trying to preserve.
On a pre-1978 building there is a second and more serious reason not to pressure wash painted surfaces: it disperses paint chips and dust across the yard and, on a densely built street, onto the property next door.
High pressure has its place on concrete and hard modern surfaces. We use it there and nowhere near ornament.
Carpentry & Ornament Repair
Paint does not fix rot. When we find soft trim, failing sills, or deteriorated ornament during prep, we repair or replace it before painting rather than coating over the problem.
Our crews carry carpentry capability, so a rotted element found on Tuesday does not become a second contractor, a second schedule, and a second mobilisation charge. On a job where staging is already up around a porch, that saving is substantial.
