What actually earns its cost here is thorough washing including salt removal on the water elevations, a finish with genuine mildew resistance, and proper fastener treatment.

River-side humidity is the complication here. Cabinet doors swell in August and shrink by February, and a finish applied without allowance for that binds in summer. We account for it rather than delivering a kitchen that works in March and sticks in July.
We are candid about what will not work. Thermofoil and some laminate faces do not hold a coating reliably, and telling you that before we quote is cheaper for both of us than discovering it after the deposit.
Deck, Dock & Railing Staining
Refinishing a deck every three to five years keeps it structurally sound rather than merely presentable. Left alone, boards absorb water, cup, split, and eventually need replacing, which costs many times what maintaining them does.
We wash the surface, wait for it to reach the right moisture content, sand where the grain has raised, and replace any board past saving before staining. Waiting for the wood to genuinely dry is the step most often skipped and the single most common reason a finish fails in its first year. Near a tidal river that drying window is longer than the product label assumes.
River-side structures need attention at the connections more than at the surface. Brackish water and constant damp attack fasteners, brackets, and ledger hardware long before the visible boards fail, and on a raised deck or a set of stairs down to the water that is a safety question rather than a cosmetic one.
Semi-transparent stains wear gradually rather than peeling, which matters on a surface you will refresh every few years and may well refresh yourself.
Power Washing & Soft Washing

So do we need coastal-grade paint?

After that, wash. It costs a fraction of painting and it delays the repaint by years. If your exterior is a few seasons from needing paint, that is what to spend on, and we will tell you when that is the case rather than quoting work you do not need yet.

I got a much cheaper quote. What am I giving up?

Do you paint barns and outbuildings?

Yes, and they are a different job from a house rather than a smaller one. Rough-sawn siding drinks finish, so it needs a penetrating stain or a purpose-made barn coating applied at the proper rate rather than house paint spread thin.

We look at the ground first. Post bases, sill plates, and the bottom siding courses are where an outbuilding actually fails, and painting the upper two thirds of a barn whose posts are going is a wasted day.
