Old windows are the part of an antique house most often written off, and it is worth understanding what you actually have before anybody replaces it.
Original sash is made from old-growth wood: slow-grown, dense, tight-grained timber from trees that no longer exist at that quality. It is dimensionally stable, naturally rot-resistant, and it has already survived a century or two of weather. Nothing available today matches it, which is why a properly maintained original sash outlives a modern replacement by a very wide margin. A replacement unit has a service life measured in a couple of decades; a repaired original has been going since before anybody now living was born and can keep going indefinitely.
It is also repairable in a way a modern unit is not. Every component of a traditional sash can be individually replaced: a rail, a stile, a muntin, a pane, a cord. A failed sealed unit cannot be repaired at all; the whole window is replaced. That is the practical argument, and it is why we will always price a restoration alongside anything else.
The failures are predictable and almost always fixable. Glazing putty is the first: it hardens, cracks, and drops out long before the paint fails, and once it goes the sash leaks air and water regardless of how good the topcoat looks. Reglazing means removing the failed putty, priming the bare rabbet, bedding new putty properly, and painting a small deliberate overlap onto the glass that seals the joint.
Sash cords are the second, and a broken cord is why most old windows stop being opened. The sash weights hang in pockets in the frame, and the cord is a consumable. Replacing it means opening the pocket, rethreading, and rebalancing, and it is entirely routine work rather than a reason to replace the window.
Windows painted shut are the third, and the most common of all. Decades of coats bridge the sash to the stop, and the fix is careful cutting and freeing rather than force, because a forced sash breaks a rail or cracks glass. On a pre-1978 building that work happens under lead-safe containment.
The glass itself is worth mentioning. Genuinely old panes are frequently cylinder or crown glass with visible waviness and small imperfections, and that irregularity is exactly what makes an old house look old from the street. It is not replaceable with anything modern, and it is lost permanently the moment a sash is discarded.
Antique Exterior Restoration
Painting a genuinely old house is a different trade from painting a modern one, and the preparation decisions are the irreversible part.
We do not pressure wash antique clapboard or old cedar shingle. High pressure raises the grain, drives water behind the boards, and can strip the surface off very old wood in a single pass.
On pre-1978 properties we follow lead-safe work practices: containment, controlled removal, HEPA cleanup, and no open sanding or high heat on lead-bearing surfaces. On the oldest houses the layers being disturbed are the oldest ones, which makes the containment matter more rather than less.
Where original material can be saved we save it, using epoxy consolidation on sound-but-deteriorated wood. Where it genuinely cannot, we match the profile rather than substituting stock trim that reads wrong from the road.
We caulk the joints that actually move with a sealant that stays flexible. On a house that has settled over three centuries, the joints that move are not always the ones you would expect.
Exterior House Painting
Exterior work is roughly seventy percent preparation. We wash the envelope to remove salt, chalking, and mildew, scrape and sand every failing edge back to sound material, and prime bare wood before any finish coat goes on.
Sandwich spans a wide range of exposure. Properties at Scorton Shores and near the bay take genuine salt and morning damp; inland at Forestdale, Farmersville, and toward the state forest the conditions are shade-driven and closer to ordinary inland weather.
On the bay side, fog and persistent morning damp make mildew pressure the dominant problem, so a mildewcide-containing wash and a mildew-resistant finish do more than a topcoat upgrade would.
Fasteners fail early near salt. Nail heads and any exposed steel rust and bleed through a finish coat within months, so we set and spot-prime them properly.
Where a budget will not stretch to the whole house, we phase by condition rather than by which elevation faces the road.
Interior Wall & Ceiling Painting
Every job starts with the parts nobody photographs. We wash surfaces to remove cooking film and hand oils that stop paint bonding, scrape and sand failing areas, spot-prime every patch and every stain, and caulk where walls meet trim.
Antique interiors bring plaster on lath rather than drywall, which needs different patching compounds, a different primer, and an honest conversation about which hairline cracks will return with the seasons regardless of what we do.
Interior sash work is part of this rather than separate. A window freed and rebalanced from inside is a window that gets used, and on an old house the difference between windows that open and windows that do not is most of how the house feels to live in.

We are candid about what will not work. Thermofoil and some laminate faces do not hold a coating reliably.
Deck & Railing Staining
Refinishing a deck every three to five years keeps it structurally sound rather than merely presentable. Near the bay that interval runs shorter.
We wash the surface, wait for it to reach the right moisture content, sand where the grain has raised, and replace any board past saving before staining. On the bay side, morning fog lengthens the drying window well past what a product label assumes.
The hardware is where a coastal deck actually fails. Salt attacks fasteners, joist hangers, and ledger bolts long before it destroys the decking, and a deck that looks sound can be compromised at the connections.
Semi-transparent stains wear gradually rather than peeling, which matters on a surface you will refresh every few years.
Power Washing & Soft Washing
On a Sandwich property the important thing about this service is knowing when not to use pressure. Antique clapboard, original trim, and cedar shingle all require soft washing.
Soft washing means low pressure with a cleaning solution that kills mildew at the root rather than blasting the surface layer off. It cleans more thoroughly than high pressure does, because it removes the growth rather than the top of the material it is living on.

Paint does not fix rot. When we find soft trim, failing sills, or damaged clapboard during prep, we repair or replace it before painting rather than coating over the problem.
Our crews carry carpentry capability, so a rotted sill found on Tuesday does not become a second contractor, a second schedule, and a second mobilisation charge.
Sash bottom rails are the single most common piece of rotted antique joinery we find, because that is where water sits on a window. A rail can be scarfed and replaced without discarding the sash, which is standard restoration work rather than an exotic request.
On an antique, stock trim from a lumberyard does not match a hand-run profile, and dropping it into a period elevation is visible from the road forever. Where a section can be consolidated rather than replaced we repair it, and we price both.
