What’s Included

EIFS & Synthetic Stucco Coatings
EIFS, the exterior insulation and finish system that clads most late-century commercial buildings, looks like stucco and behaves nothing like it. Understanding the difference is the whole job.
Traditional stucco is a thick cementitious render over a solid backing, and it tolerates a great deal. EIFS is a thin synthetic finish coat over a mesh-reinforced base coat over rigid foam insulation, fixed to the sheathing. The finish layer is only a few millimetres thick. It is not structural, it is not masonry, and it is easily damaged by anything aggressive.
The critical property is that EIFS is a barrier system on many older buildings, meaning it was designed to keep water out entirely rather than to drain water that gets in. When water does get in, through a failed sealant joint at a window, a penetration for a sign or a light, or a damaged area, it has nowhere to go. It sits against the sheathing behind the foam, and the damage happens out of sight until it is structural.
That is why coating EIFS with a low-permeability product is a genuine mistake. Sealing the face reduces the wall's only remaining ability to dry outward and makes trapped moisture worse. The correct specification is a breathable elastomeric coating designed for EIFS: it bridges hairline cracking, it stays flexible, and it lets vapour out.
Before any coating, the sealant joints matter more than the paint does. Every window perimeter, every penetration, every control joint, and every place a sign bracket or light fixture passes through the face is a potential entry point, and on a building that is twenty or thirty years old the original sealant is almost certainly at the end of its life. Recoating a building without renewing those joints is spending the money in the wrong order.
We also never pressure wash EIFS. Pressurised water damages the thin finish coat and drives water through any compromised joint straight into the wall. It gets low-pressure cleaning with appropriate detergents, and we would rather explain that than take a job where a subcontractor turns up with a wand.
Storefront, Signage & Canopy Work
On a retail corridor, the frontage is the marketing. It is evaluated from a car at speed by people deciding whether a business is worth stopping for, and faded or peeling paint answers that question before your signage does.
Sign bands, fascia, and canopies are usually metal, and they need direct-to-metal systems over proper preparation rather than architectural paint. Rust does not stop under paint; coating over it buys a season before the film lifts and the streaking returns.
Canopy and entry structures take impact as well as weather: delivery traffic, shopping carts, and constant hand contact at the door. Those areas justify a harder finish than the rest of the elevation.
We are careful around signage rather than treating it as an obstacle. Removing, protecting, and reinstating fixtures properly is part of the work, and every penetration where a bracket passes through the wall gets its sealant renewed while we are there.
Interior Commercial Painting

We schedule around your trading hours, not ours. Overnight and early-morning work is standard on a retail corridor, and we plan phases so the store opens on time looking like nothing happened.
