Exterior House Painting

We caulk the joints that actually move with an elastomeric sealant that stays flexible through freeze-thaw.
Interior Wall & Ceiling Painting
Every job starts with the parts nobody photographs. We wash surfaces to remove cooking film and hand oils that stop paint bonding, scrape and sand failing areas, spot-prime every patch and every stain, and caulk where walls meet trim.
Interiors are outside the district's scope, which is worth knowing: whatever the rules are about your exterior, the inside of your house is your own business.

Power Washing & Soft Washing
On the bay side, washing is the single most valuable maintenance task, because fog and persistent damp make mildew the dominant problem rather than salt.
Antique clapboard, cedar shingle, and older wood all require soft washing: low pressure with a solution that kills mildew at the root rather than blasting the surface layer off. On historic fabric, high pressure causes damage that cannot be undone.
An annual soft wash with a mildewcide is the right interval here, and the damp-facing elevations benefit from being done more often than the rest.
High pressure has its place on concrete and hard modern surfaces. We use it there and nowhere near historic material.
Carpentry & Period Wood Repair
Paint does not fix rot. When we find soft trim, failing sills, or damaged clapboard during prep, we repair or replace it before painting rather than coating over the problem.
