Who We Serve

Residential and Commercial Painting Specialists in Provincetown, MA

Whether your building is in the dense village fabric, on the waterfront, or out toward Mayflower Heights and Wood End, access and exposure are the two things that govern the job. Here is exactly what each service involves.

Residential & Historic

Provincetown's 2,067 housing units are the most tightly packed on the Cape, much of the stock genuinely old, on lots that frequently have no space around the building at all.

What’s Included

Working With No Access
This is the defining fact of painting in Provincetown and it deserves saying plainly rather than being buried in a price.
In the village, buildings stand a few feet apart and sometimes share a wall. There is frequently no side yard, no driveway, and no flat ground to build staging on. The lane your building fronts may be too narrow for a truck, which means every ladder, every drop cloth, every gallon, and every scrap of waste is carried in and out by hand, sometimes a long way. That is not a complaint, it is a cost, and it is why a Provincetown job is genuinely more expensive than the same building in a town with a driveway.
Reaching a second or third storey on a building with no setback is the harder half. There is often nowhere to set a ladder at a safe angle, which means staging, and staging has to be built somewhere. Frequently that means the public way, which needs permission, or a neighbour's few feet, which needs theirs. We establish all of that before the job starts rather than turning up and improvising, because improvising in these lanes is how work gets abandoned half done.
Spraying is simply not an option on most of these buildings, at any price. With a neighbour's wall six feet away, cars parked the length of the lane, and people walking past constantly, the honest answer is to brush and roll. It takes considerably longer, we price it that way, and it is the reason the job does not end with a conversation about somebody else's paintwork.
Neighbour coordination is therefore part of the work rather than a courtesy. At these setbacks anything we do affects the building next door, and we talk to the people in it before we start rather than after they notice.
The practical advice for an owner comparing quotes here is to ask exactly how the contractor intends to reach the top of the building and where the staging will stand. The answer tells you whether they have looked at your property or priced it from a spreadsheet.
Exposure on Three Sides
The second half of the problem is the weather, and at the tip of the Cape there is nowhere to hide from it.
Water on three sides means salt reaches every elevation of every building rather than concentrating on one side. There is no genuinely sheltered wall here in the way there is in a bay-side or south-facing town, and treating one elevation as the exposed one is simply wrong.
Wind is relentless and it carries sand as well as salt, which abrades a coating mechanically on top of everything salt does chemically. That combination shortens the interval further than either would alone.
The practical consequence is that preparation carries more weight here than product selection does. Thorough salt removal before coating, proper fastener treatment, and a genuinely sound substrate matter more than moving up a grade of paint, and a contractor economising on the wash is economising on the only thing that was going to make it last.
It also means washing is not optional maintenance here, it is the thing that determines whether a coating gives four years or seven.
Historic Exterior Restoration
A great deal of the village is genuinely old, and painting an old building is a different trade from painting a modern one rather than the same trade more slowly.
We do not pressure wash antique clapboard or old cedar shingle. High pressure raises the grain, drives water behind the boards, and can strip the surface off very old wood in a single pass. On a building packed against its neighbours there is a second reason: pressure washing painted surfaces on a pre-1978 building throws chips and dust straight onto the property next door.
On pre-1978 buildings we follow lead-safe work practices: containment, controlled removal, HEPA cleanup, and no open sanding or high heat on lead-bearing surfaces. In a lane where people pass within a few feet, containment is protecting the public rather than only the client.
Sash work is the most commonly skipped part of an old exterior. Glazing putty fails long before the paint does, and repainting a sash without addressing the putty leaks regardless of the topcoat.
Where original material can be saved we save it, using epoxy consolidation on sound-but-deteriorated wood. Where it genuinely cannot, we match the profile rather than substituting stock trim, because on a building this visible in a street this narrow the difference is unmissable.
Exterior Painting
Exterior work is roughly seventy percent preparation, and here it is more than that.
We wash the envelope thoroughly to remove salt as well as chalking and mildew, then scrape and sand every failing edge back to sound material and prime bare wood with a bonding primer. Coating over salt residue is the single most common cause of premature failure on this coast.
We assess all four elevations rather than assuming a sheltered one exists, because on most Provincetown buildings it does not.
Fasteners fail early in this air. Nail heads and any exposed steel rust and bleed through a finish coat within months, so we set and spot-prime them properly.
We caulk the joints that actually move with an elastomeric sealant that stays flexible, and we leave open the joints that need to drain rather than sealing a wall shut.
Interior Wall & Ceiling Painting
Every job starts with the parts nobody photographs. We wash surfaces to remove cooking film and hand oils that stop paint bonding, scrape and sand failing areas, spot-prime every patch and every stain, and caulk where walls meet trim.
Provincetown interiors are frequently small and old, with rooms that cannot be emptied and no spare space to work around furniture. That is a planning problem rather than a painting one, and we solve it by sequencing tightly rather than by working around obstacles.
Coastal interiors carry salt from windows left open all summer, and it settles on sills, casings, and the walls beneath. Those surfaces need washing rather than dusting before priming.
Older buildings bring plaster rather than drywall, which needs different patching, a different primer, and an honest conversation about which hairline cracks will return with the seasons.
Cabinet Refinishing
Refinishing kitchen cabinets costs a fraction of replacement and takes days rather than weeks, which at the tip of the Cape also means it avoids getting new cabinetry down a lane a delivery truck cannot enter.
The finish quality comes from degreasing and sanding, not from the spray gun. We degrease thoroughly, sand to a uniform profile, and use a bonding primer made for cabinetry before any colour goes on.
In a coastal building the humidity runs higher year round. Doors swell and stick seasonally, and a finish applied without allowance for that binds in August.
We are candid about what will not work. Thermofoil and some laminate faces do not hold a coating reliably.
Decks, Roof Walks & Exposed Structures
Exposed structures here take everything at once: salt on all sides, wind, driven rain, and sand.
Roof walks, upper decks, and exterior stairs are common on this housing and they are the most exposed surfaces on the property by a wide margin. They are also the hardest to reach, which means they get skipped, which means they fail first.
The hardware is the safety half. Salt attacks fasteners, brackets, and connections long before it destroys the visible boards, and on an elevated structure that is a serious matter rather than a cosmetic one.
We wash, wait for the right moisture content, sand where the grain has raised, and replace any board past saving before finishing. Salt residue must come off first.
Power Washing & Soft Washing
On this coast washing is the most important maintenance task there is, and here it is also the one most constrained by the setting.
Cedar shingle, older wood, and historic clapboard all need soft washing: low pressure with a solution that lifts salt and kills mildew at the root rather than blasting the surface layer off. High pressure would be wrong on the material even if the neighbours were a hundred feet away.
In these lanes containment matters as much as method. Wash water and runoff reach the building next door and the public way at these setbacks, and on a pre-1978 building the debris matters as well as the water.
An annual wash is the minimum here and a rinse after a hard blow is worth doing on its own account, because on a building exposed on three sides there is no elevation getting a rest.

Three Generations, One Standard

The Painting Contractor Provincetown Owners Call Back

Nelson Painting has been a family business since 1960. Three generations have run the same crews under the same standard: show up when we say, prep properly, and finish the job before we start the next one. Sixty-five years in this region means we have worked in places where there is genuinely nowhere to put a ladder.

Provincetown is the hardest place we work, and it is hard for two reasons at once. The village is built at a density nothing else on the Cape approaches, with historic buildings standing a few feet apart and frequently touching, on lots with no side yard at all. And it sits at the tip, with water on three sides and nothing between it and the weather.

That combination means a job here takes longer and costs more than the same building would anywhere else, and any quote that does not reflect that is quoting a different job. What it buys you is work that could actually be done properly rather than work that was attempted from a ladder in a lane.

How It Works

Our Painting Process in Provincetown, MA

Six steps, the same every time, so you always know what happens next.

1

We walk the property with you, measure, and work out the access before we work out anything else, because on a Provincetown building that is what decides whether the job is possible and what it costs.

You get a detailed written proposal listing surfaces, preparation, access and staging, products, and price, with the access component shown honestly rather than hidden.

2

This step exists here and almost nowhere else. We establish where staging will stand, whether it needs a permission, whose few feet of ground we are borrowing, and how material and waste will be carried in and out.

We talk to the neighbours and to any adjoining business before we start rather than after they notice. Colour selection happens alongside this rather than after it.

3

This is the majority of the work and here it carries more weight than product selection does. Salt removal comes first, then scraping, sanding, filling, caulking, and priming, all before any finish coat.

Historic clapboard and cedar shingle are soft washed, never pressure washed. On pre-1978 buildings the work happens under containment with HEPA cleanup, which in a lane where people pass within a few feet is protecting the public rather than only the client.

4

Floors, furniture, landscaping, fixtures, and hardware are covered and protected before painting starts. Outside that explicitly includes the building next door, the public way, and anything parked in the lane.

Where work passes over a walkway, overhead protection goes up first and the route stays usable throughout.

5

Our in-house crews apply the specified system, never subcontracted, so the people on your property are the people accountable for the result.

We brush and roll rather than spray on village buildings, because with a neighbour's wall a few feet away spraying is not a defensible choice. On this coast we watch fog, dew point, and wind, and we do not apply into sand-carrying wind.

6

We walk the finished work with you, address anything you flag, and clean the site completely before leaving. Touch-up paint is labelled and left with you.

We also record the access solution, so next time the hardest part of the job is already solved rather than worked out again from nothing.

Common Questions

Provincetown Painting Questions, Answered

The questions Provincetown owners and building managers ask us most often.

Access & Working in the Village

Why is a job here more expensive than the same building elsewhere?

Because the access is genuinely harder and it is a real cost rather than a markup. There is frequently no side yard, no driveway, and no flat ground to build staging on.

The lane may be too narrow for a truck, which means every ladder, drop cloth, gallon, and scrap of waste is carried in and out by hand, sometimes a long way. Any quote that does not reflect that is quoting a different job.

How do you reach the upper floors?

Will you spray? Our neighbor is right there.

What should we ask other contractors?

Do you talk to our neighbors?

Exposure & Historic Building Questions

Which side of our building is the sheltered one?

How often will we need to repaint?

More often than almost anywhere. Wind here carries sand as well as salt, which abrades a coating mechanically on top of everything salt does chemically, and that combination shortens the interval further than either would alone.

Preparation matters more than product here. Thorough salt removal, proper fastener treatment, and a sound substrate do more than moving up a grade of paint, and washing is what determines whether a coating gives four years or seven.

Can you pressure wash the building?

No, for two reasons. High pressure raises the grain on old clapboard and shingle, drives water behind the boards, and can strip the surface off very old wood in a single pass.

And on a pre-1978 building packed against its neighbours, pressure washing painted surfaces throws chips and dust straight onto the property next door. Soft washing with proper containment is the only appropriate method here.

Our building is pre-1978. How do you handle lead?

Commercial & General Questions

Can you work on our frontage in season?

Realistically no, and we will say that rather than take the booking. In season there is no way to work on a village frontage without affecting trade, because the space we need is the space your customers walk through.

Almost all of this work belongs in the shoulder or off-season, and here the off-season is genuinely long enough to do proper work in. The autumn window after closing is frequently the best of the year.
