This is the defining fact of painting in Provincetown and it deserves saying plainly rather than being buried in a price.
In the village, buildings stand a few feet apart and sometimes share a wall. There is frequently no side yard, no driveway, and no flat ground to build staging on. The lane your building fronts may be too narrow for a truck, which means every ladder, every drop cloth, every gallon, and every scrap of waste is carried in and out by hand, sometimes a long way. That is not a complaint, it is a cost, and it is why a Provincetown job is genuinely more expensive than the same building in a town with a driveway.
Reaching a second or third storey on a building with no setback is the harder half. There is often nowhere to set a ladder at a safe angle, which means staging, and staging has to be built somewhere. Frequently that means the public way, which needs permission, or a neighbour's few feet, which needs theirs. We establish all of that before the job starts rather than turning up and improvising, because improvising in these lanes is how work gets abandoned half done.
Spraying is simply not an option on most of these buildings, at any price. With a neighbour's wall six feet away, cars parked the length of the lane, and people walking past constantly, the honest answer is to brush and roll. It takes considerably longer, we price it that way, and it is the reason the job does not end with a conversation about somebody else's paintwork.
Neighbour coordination is therefore part of the work rather than a courtesy. At these setbacks anything we do affects the building next door, and we talk to the people in it before we start rather than after they notice.
The practical advice for an owner comparing quotes here is to ask exactly how the contractor intends to reach the top of the building and where the staging will stand. The answer tells you whether they have looked at your property or priced it from a spreadsheet.
Exposure on Three Sides
The second half of the problem is the weather, and at the tip of the Cape there is nowhere to hide from it.
Water on three sides means salt reaches every elevation of every building rather than concentrating on one side. There is no genuinely sheltered wall here in the way there is in a bay-side or south-facing town, and treating one elevation as the exposed one is simply wrong.
Wind is relentless and it carries sand as well as salt, which abrades a coating mechanically on top of everything salt does chemically. That combination shortens the interval further than either would alone.
The practical consequence is that preparation carries more weight here than product selection does. Thorough salt removal before coating, proper fastener treatment, and a genuinely sound substrate matter more than moving up a grade of paint, and a contractor economising on the wash is economising on the only thing that was going to make it last.
It also means washing is not optional maintenance here, it is the thing that determines whether a coating gives four years or seven.
Historic Exterior Restoration
A great deal of the village is genuinely old, and painting an old building is a different trade from painting a modern one rather than the same trade more slowly.
We do not pressure wash antique clapboard or old cedar shingle. High pressure raises the grain, drives water behind the boards, and can strip the surface off very old wood in a single pass. On a building packed against its neighbours there is a second reason: pressure washing painted surfaces on a pre-1978 building throws chips and dust straight onto the property next door.
On pre-1978 buildings we follow lead-safe work practices: containment, controlled removal, HEPA cleanup, and no open sanding or high heat on lead-bearing surfaces. In a lane where people pass within a few feet, containment is protecting the public rather than only the client.
Sash work is the most commonly skipped part of an old exterior. Glazing putty fails long before the paint does, and repainting a sash without addressing the putty leaks regardless of the topcoat.
Where original material can be saved we save it, using epoxy consolidation on sound-but-deteriorated wood. Where it genuinely cannot, we match the profile rather than substituting stock trim, because on a building this visible in a street this narrow the difference is unmissable.
Exterior Painting
Exterior work is roughly seventy percent preparation, and here it is more than that.
We wash the envelope thoroughly to remove salt as well as chalking and mildew, then scrape and sand every failing edge back to sound material and prime bare wood with a bonding primer. Coating over salt residue is the single most common cause of premature failure on this coast.

We caulk the joints that actually move with an elastomeric sealant that stays flexible, and we leave open the joints that need to drain rather than sealing a wall shut.

Decks, Roof Walks & Exposed Structures
Exposed structures here take everything at once: salt on all sides, wind, driven rain, and sand.
Roof walks, upper decks, and exterior stairs are common on this housing and they are the most exposed surfaces on the property by a wide margin. They are also the hardest to reach, which means they get skipped, which means they fail first.
The hardware is the safety half. Salt attacks fasteners, brackets, and connections long before it destroys the visible boards, and on an elevated structure that is a serious matter rather than a cosmetic one.
We wash, wait for the right moisture content, sand where the grain has raised, and replace any board past saving before finishing. Salt residue must come off first.
Power Washing & Soft Washing
On this coast washing is the most important maintenance task there is, and here it is also the one most constrained by the setting.
Cedar shingle, older wood, and historic clapboard all need soft washing: low pressure with a solution that lifts salt and kills mildew at the root rather than blasting the surface layer off. High pressure would be wrong on the material even if the neighbours were a hundred feet away.
In these lanes containment matters as much as method. Wash water and runoff reach the building next door and the public way at these setbacks, and on a pre-1978 building the debris matters as well as the water.
An annual wash is the minimum here and a rinse after a hard blow is worth doing on its own account, because on a building exposed on three sides there is no elevation getting a rest.
