Fall River's granite mills are its defining building stock, and whether they are still industrial or being converted, the same two problems dominate: the steel windows and the scale.

What’s Included

Industrial Steel Sash Window Restoration
This is the work Fall River needs most and the work most often done wrong, so it is worth setting out properly.
Mill windows are steel sash: a welded or riveted steel frame divided into many small lights. They were built to last indefinitely provided the steel stayed coated, and on most surviving mills it has not been properly coated in decades.
What then happens is rust-jacking, and it is the whole problem. Steel expands as it rusts, to several times the volume of the metal it consumed. Inside a glazing rebate that expansion has nowhere to go, so it pushes outward against the glass and the putty. The putty cracks and falls out, then the glass itself cracks, and the failure spreads along the sash. A mill window with cracked lights along one rail almost always has rust doing it rather than vandalism or settlement.
Coating over that does nothing. The rust continues under the film, keeps expanding, and lifts the coating and cracks more glass. Doing it correctly means removing the failed putty, taking the steel back to sound metal in the rebate and on the faces, priming with a system made for steel, reglazing with a compound formulated for metal sash rather than wood-window putty, and then coating.
Wood-window glazing putty on a steel sash is one of the more common mistakes we are called in to correct. It does not bond properly to primed steel, it hardens and drops out early, and the whole cycle restarts.
We are honest about scale and cost. A mill elevation can carry hundreds of lights, and doing them all at once is rarely affordable. We survey, prioritise by which sashes are actively losing glass, and phase the rest across seasons.
Structural Steel & Direct-to-Metal Systems
Beyond the windows, a mill or industrial building is full of steel: columns, beams, mezzanines, stairs, railings, dock equipment, canopies, and fire escapes.
Rust does not stop under paint. Proper surface preparation to remove it, followed by a direct-to-metal system, is the only approach that lasts. Coating over active rust buys one season before the film lifts, and on a stair or a fire escape that is a safety question rather than an appearance one.
Exterior fire escapes on these buildings deserve particular attention. They are structural, they are exposed on every surface, and they are frequently the most neglected steel on the property because nobody looks at them until they have to be used.
On dock equipment, guard rails, and bollards the coating is also a safety marking, so keeping it legible is worth scheduling deliberately rather than letting it fade to grey.
Mill Masonry & Granite
Fall River's mills are granite and brick, and the same physics governs them as governs any solid masonry wall: it must be able to dry through its face.
Coating granite or historic brick with a film-forming paint or a waterproof sealer closes the drying path. Water still enters from the roofline, the parapet, and failed joints, but it can no longer leave, so it freezes inside the masonry and spalls the face off. On granite that damage is permanent and expensive.
Our first answer on mill masonry is usually not to coat it. Repointing in a mortar of the correct softness, correcting water entry at the parapet and roofline, and appropriate cleaning solve most of what people want paint to solve.
Where a coating is genuinely appropriate, on already-painted masonry or on modern block, we specify by vapour permeability rather than by brand. Breathability is the number that matters and it is the one nobody quotes unless asked.
Interior Industrial & Conversion Coatings
Mill interiors under conversion or still in industrial use need specification by function rather than one product throughout.
Brightness is a genuine operational objective in a mill interior. Coating exposed structure, deck, and masonry in a high-reflectance white materially improves light levels on the floor, which affects both safety and lighting cost. In a building with small windows and deep floor plates, it is one of the few paint decisions with a measurable return.
Floor coatings do real work in industrial space: chemical resistance, traffic durability, and a surface that can be cleaned properly. Preparation is the whole job on a floor, which means mechanical profiling rather than a wash, and moisture testing on the older slabs these buildings have.
We plan around operations rather than asking you to stop them: zone-by-zone phasing, night and weekend work, and containment that lets an adjacent bay keep running.
Exterior Commercial Painting
A commercial exterior is the first thing a customer evaluates, and on a hillside street it is seen from below and from a distance rather than head-on.
That changes what matters. On a building whose rear elevation is two storeys taller than its front, the parts most visible from the surrounding streets are frequently the ones hardest to reach, and a quote that does not account for reaching them is quoting a different job.
We work in weather windows that let the coating cure properly, and we do not push a job into a cold snap to hit a date. A coating applied below its minimum cure temperature fails within two seasons regardless of the product.

On granite and historic brick the method matters enormously. High pressure erodes soft mortar out of the joints, drives water deep into the wall, and abrades the face off historic brick. Soft washing with appropriate cleaning products is the only correct approach on original masonry.
Cleaner selection matters as much as pressure on masonry: the wrong product leaves salts in the wall that come back out as efflorescence for years.
We reserve high pressure for concrete, docks, and hard modern surfaces that can take it.

Floors, furniture, landscaping, fixtures, and hardware are covered and protected before painting starts. On steep close-packed streets that includes the property downhill, which is where anything loose ends up.

Clean, protected work areas are a standard rather than a courtesy, and it is how we avoid the small damages that turn a good job into a dispute.

On steel sash we reglaze with a compound formulated for metal rather than wood-window putty, because the wrong product hardens and drops out early and the whole cycle restarts.

That is normal here and it is the single biggest thing a quote can get wrong. Reaching the top of a downhill elevation safely needs staging built on sloping ground rather than a ladder.

Staging on a slope needs proper levelling and footing and there is often very little flat ground to build from. It takes time and it costs money, and any quote that ignores it either grows mid-job or the top of the building does not really get prepared.

Our building is pre-1978 and tenanted. What about lead?

Massachusetts has a state lead law with real obligations for owners of pre-1978 rental property, strongest where a child under six lives in the unit, and federal RRP rules separately govern how a contractor disturbs painted surfaces in that housing.

On our side that means containment before any surface is disturbed, no open sanding or torching, HEPA cleanup, ground cover on exteriors, and proper waste handling. On steep close-packed streets, uncontrolled exterior removal sends dust downhill onto other people's yards, so it matters more here than on an open lot.
