Railings and exposed hardware need attention at the same time. Salt attacks fasteners and brackets long before it destroys the decking, and a deck that looks perfectly sound can be compromised at the connections. We will tell you what we find.
Semi-transparent stains wear gradually rather than peeling, which matters far more on a surface you will refresh every few years. A finish that is straightforward to maintain beats one that looks best on day one and then fails all at once.
Power Washing & Soft Washing
On this coast washing is not cosmetic, it is the most important maintenance task there is. Salt residue left on a coating draws moisture continuously and takes years off the paint underneath.
Vinyl and aluminium siding, roof shingles, and older wood clapboard need soft washing: low pressure with a solution that lifts salt and kills mildew at the root rather than blasting the surface layer off.
We recommend rinsing the exposed elevations more often than the rest of the house. An annual soft wash of the whole envelope plus a plain freshwater rinse of the southwest side partway through the season costs almost nothing and materially extends coating life.
