What’s Included

Historic Masonry, Stone & Brick
This is the work Easton most needs done correctly and the work most easily got wrong, so it is worth explaining properly.
Older masonry is built to breathe. Historic brick is softer and far more porous than modern brick, and it was laid in lime mortar that is deliberately softer than the brick itself. Water gets into the wall, and the wall dries by letting that water evaporate out through the face and through the mortar joints. That drying path is not a defect, it is the design.
Coating such a wall with a film-forming paint or a modern waterproof sealer closes the drying path. Water still enters, through the roofline, the ground, and any failed joint, but it can no longer leave through the face. It moves to whatever escape remains, usually the interior, and in freeze-thaw it expands inside the masonry and spalls the face off the brick or stone. That damage is permanent. You cannot repaint a spalled face back on.
So our first answer on historic masonry is frequently do not coat it. Repointing with a mortar of the correct softness, correcting the water getting in from above, and cleaning appropriately will solve most masonry problems and none of them require paint. We would rather tell you that and do the repointing conversation with you than sell you a coating that shortens the life of your wall.
Where a coating genuinely is the right answer, on already-painted masonry that cannot practically be stripped, or on modern block and stucco, the specification is a breathable one: a mineral or elastomeric system with real vapour permeability that bridges hairline cracks without sealing the wall. Permeability is the number that matters, and it is the one nobody quotes unless you ask.
Efflorescence, the white powder that appears on masonry, is salts carried out of the wall by evaporating water. It is a symptom of moisture moving through, so brushing it off and painting over it treats nothing. We find where the water is entering first.
Exterior House Painting
Exterior work on the wood elements is roughly seventy percent preparation. We wash the envelope to remove chalking and mildew, scrape and sand every failing edge back to sound material, and prime bare wood before any finish coat goes on.
On mixed masonry-and-wood buildings, the wood trim, cornices, porches, and window elements are the parts that need coating and the parts most likely to have been neglected while attention went to the walls. On a stone building the trim is frequently the only thing failing.
Access is a real factor on Easton's larger properties. Multi-gable rooflines, tall elevations, and deep cornice work need proper staging to be prepared correctly, and a contractor quoting them from a ladder is quoting a job they cannot actually do to standard.
We caulk the joints that actually move with an elastomeric sealant that stays flexible through freeze-thaw. On a masonry building the wood-to-stone junctions are where movement concentrates, and rigid caulk there splits within a season.
Antique Timber & Period Restoration
Easton's oldest houses predate 1750, and painting one is a different trade from painting a modern house rather than the same trade at a slower pace.
We do not pressure wash antique clapboard. High pressure raises the grain, drives water behind the boards, and can strip the surface off two-hundred-year-old wood in a single pass. Antique exteriors get soft washing and hand preparation.
On pre-1978 properties we follow lead-safe work practices: containment, controlled removal, HEPA cleanup, and no open sanding or torching of lead-bearing surfaces. That is not an upsell, it is the law and it is the right way to work near a family and a neighbouring property.
Sash work is the most commonly skipped part of an antique exterior. Glazing putty fails long before the paint does, and a sash repainted without addressing the putty leaks regardless of the topcoat. We reglaze where needed, prime the bare rabbet and the putty bed, and paint the small deliberate overlap onto the glass that actually seals the joint.
Where original material can be saved we save it, using epoxy consolidation on sound-but-deteriorated wood. Where it genuinely cannot, we match the profile rather than substituting stock trim that reads wrong from the street.
Interior Wall & Ceiling Painting
Every job starts with the parts nobody photographs. We wash surfaces to remove hand oils and cooking film that stop paint bonding, scrape and sand failing areas, spot-prime every patch and every stain, and caulk where walls meet trim.
Older Easton houses bring plaster rather than drywall. Plaster needs different patching compounds, a different primer, and an honest conversation about which hairline cracks will return with the seasons no matter what we do.
In a masonry building, interior walls behave differently again. A plastered interior face on a solid masonry wall is part of that wall's drying path, and a vapour-tight paint on the inside can push moisture problems in the other direction. On those walls we specify breathable interior finishes rather than whatever is on the shelf.
Where a wall keeps failing in the same place we look for why before we paint it. On a solid-wall building that is nearly always moisture rather than the paint.
Cabinet Refinishing
Refinishing kitchen cabinets costs a fraction of replacement and takes days rather than weeks. In an Easton house where the cabinetry is genuinely good joinery, refinishing is frequently the better answer on quality grounds as well as cost.
The finish quality comes from degreasing and sanding, not from the spray gun. We degrease thoroughly, sand to a uniform profile, and use a bonding primer made for cabinetry before any colour goes on.
In older houses, built-in cabinetry, butleries, and pantry joinery often carry many decades of paint that has filled the detail. Part of the work is deciding how much to take back so the profile reads again without destroying it, and that is a judgement we make with you rather than for you.
We are candid about what will not work. Thermofoil and some laminate faces do not hold a coating reliably, and telling you that before we quote is cheaper than discovering it after the deposit.
Deck & Railing Staining
Refinishing a deck every three to five years keeps it structurally sound rather than merely presentable. Left alone, boards absorb water, cup, split, and eventually need replacing.
We wash the surface, wait for it to reach the right moisture content, sand where the grain has raised, and replace any board past saving before staining. Waiting for the wood to genuinely dry is the step most often skipped and the single most common reason a finish fails in its first year.
On Easton's wooded lots, decks under mature canopy stay damp, grow algae, and go slippery. A finish with a mildew-resistant additive plus an annual wash matters more there than a more expensive stain would.
Semi-transparent stains wear gradually rather than peeling, which matters on a surface you will refresh every few years.
Power Washing & Soft Washing
On an Easton property the most important thing about this service is knowing when not to use pressure. Antique clapboard, historic brick and stone, and older wood shingle all require soft washing, and using anything else causes damage that cannot be undone.
High pressure on historic masonry is genuinely destructive. On a lead-safe job the containment is also the protection, and it is set up before any surface is disturbed.

Trim, sashes, doors, and cut lines get the time they need. On a period building that is most of the job, because the trim is what the street actually sees.

Can we paint our stone or brick house?

Usually you can, and usually you should not, and it is worth understanding why before you decide.

Older masonry is built to breathe. Historic brick is soft and porous and it was laid in lime mortar deliberately softer than the brick. Water gets into the wall and the wall dries by letting that water evaporate out through its face. A film-forming paint or a waterproof sealer closes that path. What should we do instead?

Our masonry is already painted. Now what?

Then coating is legitimately on the table, because the drying path is already compromised and stripping historic masonry is frequently more damaging than leaving it.

Our house is pre-1978. How do you handle lead paint?

With containment, controlled removal, and HEPA cleanup, and without open sanding or torching of lead-bearing surfaces. Those are the RRP work practices and they exist because uncontrolled removal puts lead dust into the soil, the house, and the neighbouring property.

In practice it means plastic containment and ground cover outside, contained work areas inside, HEPA vacuuming rather than sweeping, and proper waste handling. It adds time, and on a house with young children it is not something to negotiate away.

Almost certainly the glazing putty. Putty fails long before the surrounding paint does, and once it cracks and drops out the sash leaks air and water regardless of how good the topcoat looks.

The fix is reglazing: removing the failed putty, priming the bare rabbet, bedding new putty, and painting a small deliberate overlap onto the glass that seals the joint. Repainting a sash without addressing the putty is cosmetic only.
